I have been working in Property Preservation since 2015 and have been directed to perform all property preservation maintenance functions to ensure that the condition and appearance of the property was maintained. I got enough experience in Property Preservation Asset Management all over the states in the USA and handling all word processing and typing. Review Property Preservation Accounts to verify order accuracy from the Supplier and determine legitimacy of bid amount. Working as a property preservation senior expertise on foreclosed properties in Pennsylvania, New Jersey states in the USA, leading a strategic sourcing event, contracting activities, contract management, and supplier management activities and matter Expert for implementation and support of procurement requisition system.

Below I have compiled a list of my skills in Vendor Management and Property Preservation business that are based on the preservation market need or require by the clients / banks and investors. Property Preservation business / trade actually needs the listed work areas experienced which I have and needed in order to be successful in the workplace.

  1. Foreclosure 
    - Coordinate contractor assignments for cure of code violations associated with foreclosure properties providing relevant information to vendors on location.
    - Reviewed foreclosure documents once client account defaulted and coordinated processes with the foreclosure attorney per state.
    - Monitored company database of delinquent home loans and maintained vacant properties during the foreclosure process.
    - Processed residential default letter for notification of foreclosure and uploaded documentation for loss mitigation packages. 

  2. HUD 
    - Process HUD over allowable Research and report expenses related to property preservation.
    - Confirmed that all work performed meets HUD standards and is complete within allowed time frames until the property becomes bank owned.
    - Worked with the Foreclosure department, HUD contractors, and Preservation vendors to place properties into conveyance condition as outlined by HUD.
    - Manage properties from the time they come into HUD’s inventory to the time the property closes in multiple counties.

  3. Vacant Units 
    - Investigated and resolved tenant complaints, enforced rules of occupancy, inspected vacant units and scheduled repairs.
    - Market vacant units to prospective tenants Managing and overseeing operation of bank properties.
    - Maintained property by investigating and resolving resident complaints, enforcing rules of occupancy, inspecting vacant units, and planning renovations.
    - Schedule maintenance/repairs for dwellings, place advertisements for vacant units with various media sources, screen/interview potential renters.

  4. FHA 
    - Position Description – Responsible for completing work order updates and billing clients and contractor invoices per the FHA loans investor/insurer guidelines.
    - Serviced FHA, FNMA, FHLMC, GNM, VA and Conventional loans according to investor guidelines and client parameters.
    - Processed numerous FHA, VA and Conventional invoices within FHA/HUD guidelines and maintained a monthly goal of over 1,100 invoices.
    - Performed quality control reviews on FHA, Fannie Mae, Freddie Mac and Conventional loans for designated states.

  5. Customer Service 
    - Engaged in corporate training and provided customer education for optimized customer service.
    - Provide great customer service to our vendors using my experienced customer service resolution models.
    - Provided customer service to contractors about the status of foreclosed properties.
    - Accepted homeowner calls and provide customer service

  6. REO 
    - Maintained property value as per REO/Fannie Mae/Freddie Mac specifications.
    - Assisted in the start of REO Escalation Call Center by working third Shift, creating job aids/protocols for others to follow.
    - Coordinate maintenance work and repairs with vendors, Agents, Asset Managers, and Repair Manager for REO properties.
    - Ensured properties are secured within 48 hours of order created with REO codes and state defined guidelines
